Strategic Report Product design and placemaking Product design and placemaking Technical and engineering expertise Great product design and placemaking are crucial to delivering our partner and sustainability goals as well as an excellent customer experience. Our Partnership Model provides the opportunity to develop pioneering sites for energy efficient, low carbon homes, and for place design, in a number of cases in advance of national legislation. This aids our preparedness to meet the challenges and opportunities of regulatory changes such as the Future Homes Standard. Energy efficient homes We continue to work closely with mortgage lenders, driven by their own sustainability targets, to create an environment of shared learning to develop mortgage products which reflect the value and desirability of energy efficient, future proofed and zero carbon ready homes. Continued product development - sustainable home design Our focus on the delivery of sustainable developments has created an environment for continued innovation and improvement in the design, delivery and occupational performance of our homes. A key focus for our in-house Low Carbon Delivery team has been the design and commencement of our Gedling Green development in Nottingham, focused on the at-scale delivery of robust, affordable, low carbon homes, reflecting the anticipated Future Homes Standard and incorporating a gas free, energy efficient solution for open market sale. Low carbon technologies, enhanced fabric performance and energy generation have been blended to achieve a whole house solution to significantly reduce in use carbon emissions, promote sustainable occupational behaviours and reduce running costs to address fuel poverty. In partnership with Homes England and Birmingham City University, the homes have been designed based on previous learnings and with a focus on our customers. Reflecting on the key principles of the Homes Quality Mark, the homes have been designed to deliver a healthy living environment with enhanced levels of natural daylight, prevention against overheating, and underfloor heating to enable flexible use of space and improved air quality. Reduced water usage has also been considered as part of the specification of the homes, to support both energy efficiency and enhance the water resilience of the development. Customer satisfaction, a reputation for sustainable solutions and enhancing development value are our key objectives, together with cost efficiency and risk mitigation, as we continue to develop our product range to deliver homes that will: • achieve significantly reduced space heating and hot water demands, supported with ease of control and maintenance to reduce in use carbon emissions and running costs • deliver comfortable environments that support sustainable lifestyles • offer enhanced accessibility and space standards • incorporate design of offsite manufacture principles and enable flexibility of delivery via several build methodologies, to meet individual site requirements • support the anticipated transition to both the Future Homes and the Scottish Passive equivalent Standard. We continue to work closely with mortgage lenders, driven by their own sustainability targets, to create an environment of shared learning to develop mortgage products which reflect the value and desirability of energy efficient, future proofed and zero carbon ready homes. From June 2022 significant regulatory changes have been introduced and these standards have been incorporated onto existing developments, as a step towards the Future Homes Standard, to improve energy performance and protect against overheating. 58 KEEPMOAT.COM 59
