Here is our guide to buying a new home:STEP 01ReservationWhen you’ve found the perfect newKeepmoat home for you, one that ticksall the boxes, it’s time to reserve it.Your Sales Executive will guide youthrough the reservation agreement.You’ll need to pay a reservation fee ­this could be as little as £250* andmakes up part of your deposit. It alsomeans, subject to contracts andmeeting the timescales in theagreement, the home is yours at theprice agreed.The reservation form must be signedand dated by you and our companyrepresentative.If you’ve got a home to sell, ourEasymove scheme could make movingeasy. We manage the sale of yourexisting home and even pay the estateagent fees.WELCOMELOCATIONTRAVEL LINKSPICTURE YOURSELF HERESITE PLANMAKE IT YOUR OWNSPECIFICATIONHEALTH & SAFETYYOUR BUYING GUIDE30,000 HOMES & COUNTINGSTEP 02Mortgage andLegal AdvisorsOnce you’ve reserved your dreamhome, it’s time to appoint a solicitor,apply for your mortgage and decidewhat options and extras you’d like toadd to your new home**.If you need a mortgage and haven’talready arranged one, you’ll need to doso quickly. Your Sales Executive cangive you the details of some reputableindependent mortgage advisers andsolicitors if you needa little help.All mortgage lenders will want to valueyour new home for themselves beforethey lend you the money – even onour homes which offer fantastic valuefor money.When moving house you need asolicitor to carry out the legal work ofbuying your home – this is calledconveyancing. Your solicitor will handleall contracts, provide legal advice andcarry out local council searches, workwith the Land Registry and transfer thefunds to pay for your home.Your Sales Executive will provide youwith regular build and sale progressupdates to keep you informedthroughout your homebuying journey.STEP 03Exchange ofContractsWhen all parties are happy that allconditions of the legal contract arefulfilled, the contract between you andKeepmoat will be signed and exchanged.It’s at this time your deposit will be paid tous too.Once the balance of the deposit is paid,the whole transaction becomes legallybinding meaning you have committed tobuying the home.Please remember that if your deposit is ina bank account that you need to givenotice of withdrawal, make sure you letthe bank know well in advance to avoidhaving to pay any penalties and delayingthe exchange†.*Reservation fee is regionally ordevelopment specific and may be higherin some areas. CAMBRIDGE ROAD, GRIMSBY, DN34 5TA19STEP 04Build CompletionSTEP 05Legal CompletionSTEP 06Move inOnce your new home has been throughour internal quality inspection process, aNHBC or Local Authority BuildingInspector will be invited to undertake afinal inspection of your new home.Once the inspector confirms your newhome meets the required standardsthey will provide a Certificate ofCompleteness and Compliance (CML).This will then be issued to yourappointed solicitor and mortgageprovider who need this before releasingthe funds.After your CML date and prior to legalcompletion you will be invited to attendyour new home demonstration withboth the Site Manager and SalesExecutive. During this meeting you willbe shown around your new home andbe given a demonstration on how to usethe appliances such as the boiler.You’re nearly there. Legal completion isthe final step. This is when yourmortgage lender releases the funds topay for your home. This is all donethrough your solicitor.Following the CML, we’ll be able toconfirm your expected legalcompletion*, this is usually two weekslater. Now’s the time to confirm yourhome removal arrangements and set upany post redirections.We’ll then provide your solicitor withthe title deeds of your home andregister you as the homeowner with therelevant utility companies. The home isnow officially yours!Once you’ve set a completion date, it’stime to move in!
