14 YOUR BUYING GUIDE STEP 01 Reservation STEP 02 The Mortgage and Legal Advisor STEP 03 Exchange of Contracts Once you have chosen your home our Sales Executive will guide you through what is required in order to complete the reservation agreement. The reservation fee required forms part of the deposit on the property and means that subject to contract and meeting the time scales in the agreement the house is yours at the price arranged. If you require a mortgage and have not already arranged one you will need to do so quickly. Your Sales Executive will have already provided details of Independent Financial and Legal Solicitors who may act on your behalf. When you apply the lender (building society, bank, etc.) may need payment for a valuation survey. Insurance of the home and sometimes its contents may also be discussed with your mortgage lender at this stage. You will need a Solicitor who will check draft contract documents and carry out legal searches. These provide vital information on what may happen in the area surrounding your home such as other developments sewer and road adoptions or any major works. Your Solicitor will clarify the costs associated with this work Approximately four weeks after reservation subject to legal and mortgage arrangements being in place contracts will be exchanged. The balance of the deposit is normally paid at this stage and the whole transaction becomes legally binding. If the money you plan to use for the deposit is in an account for which you need to give notice of withdrawal please allow sufficient time to avoid penalties and to exchange contracts within the agreed time scale. If the exchange does not take place on the agreed date we are within our rights to place the property back on the open market. This can be arranged through your Sales Executive. However there will be times when for health and safety reasons it will not be possible. Around five to six weeks before your home is finished you will be notified of an anticipated legal completion date. This is normally within 14 days of construction ending. A home demonstration will also be arranged to show you how the heating system kitchen appliances etc. work. This will be carried out during weekday working hours. Your home will undergo thorough quality inspections both internally and externally to ensure that it meets our quality standards. It will also be subject to several inspections by the National House Building Council (NHBC) who will issue a Buildmark Warranty on completion. You will be given the NHBC documentation explaining this warranty. Now comes the final step of the buying process – legal completion. This is when your lender releases the funds to pay for your home at your Solicitors request. This will take place two weeks after the physical completion of the property. If your new home is already built when you make your reservation completion will be as soon as possible after the exchange of contracts. In either case your Solicitor will arrange for funds to be transferred to us and in return we will provide them with the title deeds of your home. We will register you as the homeowner with the relevant utility companies and take meter readings on the day of legal completion. If requested we may be able to allow access to fit carpets the day before legal completion providing an indemnity form has been signed at the Sales Office and your insurance is in place.
