So, to help youthrough every step of the process, our friendly team are always on hand. Here is ourguide to buying a new home:STEP 01ReservationSTEP 02Mortgage andLegal AdvisorsSTEP 03Exchange of ContractsWhen you’ve found the perfect newKeepmoat home for you, one that ticks allthe boxes, it’s time to reserve it.Your Sales Executive will guide youthrough the reservation agreement. You’llneed to pay a reservation fee ‐ this couldbe as little as £250* and makes up part ofyour deposit. It also means, subject tocontracts and meeting the timescales inthe agreement, the home is yours at theprice agreed.The reservation form must be signed anddated by you and our companyrepresentative.If you’ve got a home to sell, our Easymovescheme could make moving easy. Wemanage the sale of your existing homeand even pay the estate agent fees.WELCOMELOCATIONTRAVEL LINKSPICTURE YOURSELF HERESITE PLANMAKE IT YOUR OWNSPECIFICATIONHEALTH & SAFETYYOUR BUYING GUIDE30,000 HOMES & COUNTINGOnce you’ve reserved your dream home, it’stime to appoint a solicitor, apply for yourmortgage and decide what options andextras you’d like to add to your new home**.If you need a mortgage and haven’talready arranged one, you’ll need to do soquickly. Your Sales Executive can give you thedetails of some reputable independentmortgage advisers and solicitors if you needa little help.All mortgage lenders will want to value yournew home for themselves before they lendyou the money – even on our homes whichoffer fantastic value for money.When moving house you need a solicitor tocarry out the legal work of buying your home– this is called conveyancing. Your solicitorwill handle all contracts, provide legal adviceand carry out local council searches, workwith the Land Registry and transfer the fundsto pay for your home.Your Sales Executive will provide you withregular build and sale progress updates tokeep you informed throughout yourhomebuying journey.When all parties are happy that all conditions ofthe legal contract are fulfilled, the contractbetween you and Keepmoat will be signed andexchanged. It’s at this time your deposit will bepaid to us too.Once the balance of the deposit is paid, the wholetransaction becomes legally binding meaning youhave committed to buying the home.Please remember that if your deposit is in a bankaccount that you need to give notice ofwithdrawal, make sure you let the bank know wellin advance to avoid having to pay any penaltiesand delaying the exchange†.*Reservation fee is regionally ordevelopment specific and may be higherin some areas. SCHOOL STREET, THURNSCOE, S63 0AW19STEP 04Build CompletionSTEP 05Legal CompletionSTEP 06Move inOnce your new home has been through ourinternal quality inspection process, a NHBCor Local Authority Building Inspector will beinvited to undertake a final inspection ofyour new home.Once the inspector confirms your newhome meets the required standards theywill provide a Certificate of Completenessand Compliance (CML). This will then beissued to your appointed solicitor andmortgage provider who need this beforereleasing the funds.After your CML date and prior to legalcompletion you will be invited to attendyour new home demonstration with boththe Site Manager and Sales Executive.During this meeting you will be shownaround your new home and be given ademonstration on how to use theappliances such as the boiler.You’re nearly there. Legal completion is thefinal step. This is when your mortgage lenderreleases the funds to pay for your home. Thisis all done through your solicitor.Following the CML, we’ll be able to confirmyour expected legal completion*, this isusually two weeks later. Now’s the time toconfirm your home removal arrangementsand set up any post redirections.We’ll then provide your solicitor with the titledeeds of your home and register you as thehomeowner with the relevant utilitycompanies. The home is now officially yours!Once you’ve set a completion date, it’stime to move in!
